  • General & Maintenance Questions

    Can I hang things on my walls?

    Yes, but we recommend you use Command strips. If it peels the paint off the walls or there are large holes beyond normal wear you will be charged.


    When is rent due?

    Rent is due on the 1st day of each month


    When is rent late?

    If rent is not paid in full by the 4th day of each month a 10% late fee of the monthly rent will be added. In addition, if the rent is still not paid in full by the 9th day of each month an additional 2nd late fee of 20% will be added.


    Do I have to provide Renters Insurance and if so when do I have to provide the proof of Insurance?

    Lessee is required to furnish Lessor with evidence of Required Insurance prior to occupancy of leased premises and at the time of each lease renewal period.  If at any time Lessee does not have Required Insurance, Lessee is in breach of the Lease and Lessor shall have, in addition to any other rights under the Lease, the right but not the obligation to purchase Required Insurance coverage protecting the sole interest of the Lessor and seek contractual reimbursement from the Lessee for all costs and expenses associated with such purchase.  This may be referred to as “force-placed insurance”.

    For the duration of the Lease, Lessee is required to maintain and provide the following minimum required insurance coverage: $100,000.00 Limit of Liability for Lessee’s legal liability for damage to Lessor’s property for no less than the following causes of loss: fire, smoke, explosion, backup or overflow of sewer, drain or sump, and water damage (“Required Insurance”).

    Rental insurance proof must be provided to Allied Realty & Development, Inc. upon move in or a $500.00 penalty will be assessed. The minimum amount of rental insurance must be $100,000.00.


    Do I have assigned parking?

    We do not have assigned parking but we require you to have a decal on your car, if you do not your car is subject to being towed.


    Why do I have to have a parking decal on my car?

    Yes, if you do not have a decal you could be towed. It is important week keep parking available to our tenants. 


    How do I set up an auto draft for my monthly rent?

    Your tenant portal on Appfolio will guide you. Make sure if you have roommates and are paying a particular amount you pay attention to the option where you put that amount in and not selecting the option to pay in full. The software is a 3rd party that handles these payments, we do not have any connection or control over the fees or payments that are made or returned. 


    What NOT to flush down your toilet?

    You will be charged for sewer back-ups caused by flushing tampons, tampon applicators, sanitary napkins, disposable diapers, paper towels, or any other improper items down the toilet causing us to have to unstop your sewer lines.  We reserve the right to tenant charge for any clogged drains. Do not use Drano or any other liquid or crystal drain opener in any drains; instead, use a plunger.


    Who is in charge of replacing light bulbs and Fridge water filters?

    The tenant is responsible for changing their light bulbs and fridge water filters in the fridge.


    Who replaces my Air Conditioner Filter?

    It is the Tenants responsibility to maintain and replace the Air Conditioner filter on a monthly basis.


    I want to sublet my place, is this allowed?

    We do allow subleasing. There is a fee of 1 month and we are not responsible for finding a tenant or replacement. If you are interested in subleasing please contact us and we will send you the sublease agreement to review.


    How do I submit a maintenance request? Do I submit one at a time?

    Sumit any maintenance online through your online portal. Put each work order on the SAME request, do not submit multiple requests at a time.

    I’m locked out. What do I do or who do I call?

    You will be charged if you are locked out during office hours, you can call our office. If it’s after hours our phones will guide you to call A-1 Lock and Key for them to let you in. You will have to pay A1 Lock and Key to let you in.


    When is a landlord or maintenance allowed to enter my home?

    We retain a pass key and reserve the right of entry at all reasonable times to inspect and maintain and exhibit the property with proper notice.  In the case of routine maintenance, we shall try to give prior notice of our entry two (2) days in advance unless impractical to do so.  We have the right to enter your premises without notice in the case of an emergency or if you initiate the need for us to enter your premises. In the case of tenant-requested maintenance, the tenant must make premises available for entry (including, if necessary, securing animals and providing alarm system code information).  Otherwise, the tenant must indicate a time frame for entry.  If access is not possible once requested, the tenant will be subject to a service charge.  With a 48-hour notice, we reserve the right to show your property at any time during the year.


    Can I break the terms of my lease?

    No, you cannot break a lease. A lease is a legally binding agreement. We do offer the option to sublease. If you are interested in this option please contact us.


    What is a maintenance inspection and how often do they occur?

    Typically we do maintenance inspections 1-2 times a year. If other circumstances happen we will notify you of those inspections in advance.

    What happens when my roommate doesn’t pay rent?

    Our lease is a Joint and Liable Lease - each person is responsible as the other for the rent in full. The rent needs to be paid in full however it is paid. 


    How can I view my entire ledger?

    In your tenant portal, there is an option on the far right when you first log in to ‘’View the Ledger In Full”


    Why is Liability to Landlord Insurance charged, when I have insurance uploaded?

    Liability insurance must be uploaded before you move in. If it is not you are auto-enrolled into the software, Appfolio insurance policy *this does not include your personal belongings*. If your insurance expires in the middle of the month and it’s not updated, you are automatically enrolled. We cannot remove the charges. 


    How do I register my new vehicle online?

    Log in to your portal and there is an option to update your vehicle information. Make sure you also stop by the office to pick up a new decal.


    My door was kicked in, my window was broken who is responsible?

    You are responsible for the cost of replacing all doors and door jambs broken, all glass broken, all window screens missing or broken and all keys lost or broken regardless of the cause. There is a $1,000.00 minimum charge for a busted door


  • Move In Questions

    Can I move in early?

    We cannot guarantee an early move-in. We do accept requests and if we can accommodate we will do our best. Please note that if we can in the majority of cases it will not be communicated until the day or days before. If you would like to request an email move in please email info@alliedrealtyinc.com. Please note a pre-occupancy or new lease will be required to be signed by everyone and pro-rated rent (not per person but the rent in full) will have to be paid in advance.


    When is my move-in day and what time?

    The day your lease starts at 2 pm that day is when you can pick up the keys. 


    Can I move furniture in before my lease start date?

    No. For liability and the number of vendors we have coming in and out of the unit we do not allow any furniture or items to be in the unit before the lease start date.


    What if I am moving in on the weekend or when the office is closed?

    Do I owe rent when I move in?

    We require the first month's rent in advance so you will need to pay the following month's rent. 


    Can someone pick up the keys for me?

    Yes, but each person and co-signer on the lease will need to send approval in an email or text, allowing the individual by name. Then they will have to provide their driver's license before we can give them keys. 


    Can I leave a Uhaul or trailer parked at the complex or house before I move in?

    We always do our best to accommodate if possible. Please email us if you have a need to do this info@alliedrealtyinc.com 


    Can I have packages shipped to me before I move in? 

    We cannot be responsible for any deliveries made before your lease start date. We suggest you ship your package to a friend or for arrival after your lease starts. It cannot be sent to our office or it will not be accepted.


    What do I do if a package has arrived early before my move-in date? Can you put it inside for me?

    We cannot, and we suggest that you pick it up. For liability reasons, we are not able to put the package inside before your lease starts. We suggest you do not leave your package outside because it could be taken. 


    Where do I pick up my keys?

    What Utilities do I need to turn on?

    St John, St Thomas, St John 2 - Power and Internet (only ATT) and Cable if not streamed (Water Included)

    Edge - Power, Water, Gas (tankless water heater) Internet, and Cable if not streamed

    Myers - Power, Water, Internet, and Cable if not streamed

    Beverly - Power, Water, Gas (tankless water heater) Internet, and Cable if not streamed

    Elements on 30th - Power, Water, Internet (only ATT), and Cable if not streamed

    Battleship - Internet - all other utilities included

    Mission - Power, Water, Gas (tankless water heater) Internet, and Cable if not streamed

    Rosemary - Power, Water, Gas (tankless water heater) Internet, and Cable if not streamed

    What Internet Provider can I use (some places do not have Comcast offered)?

    Several of our complexes only provide AT&T Fiber: St John 1, St John 2, St Thomas, and Elements on the 30th. If you are renting at any other location you have the choice between the other providers in town. 


    What are the dimensions of my bedroom or particular space?

    Email info@alliedrealtyinc.com and we can provide you with a floorplan


    I decided to bring my pet. What do I need to do?

    Notify us, complete the pet screening process online, and pay the monthly fee and pet fee. 


    Are lizards or other reptiles, pigs, or other creatures considered pets?

    Yes and you are required to complete the pet screening process, pay the monthly fee and pet fee.


    When is the Occupancy Condition Inspection Form due and how do I submit the form?

    It is due within 7 (seven) days from when the first person picks up keys. It can be dropped off at our office or you can email it to us at info@alliedrealtyinc.com


    How do I submit a maintenance request? Do I submit one at a time?

    https://www.alliedrealtyinc.com/tenant-portal login to your tenant portal and submit a maintenance request. Put all maintenance requests on one request and do not create multiple requests for each concern. If there is an emergency call the office. 


    Am I allowed to put up a Ring / Google or similar Doorbell outside my door?

    Yes! We encourage you to! 


    Can I paint my dwelling?

    You agree not to paint, wallpaper, remodel, or make any structural changes nor shall you remove or attach any fixtures without specific written permission.


  • Move Out Questions

    Can I use my deposit for last month's rent?

    No.


    Where do I put my forwarding address for my deposit return?

    This is very important that this information for each tenant is put on your online portal in Appfolio. Log in to your online portal - when you submitted that you are moving out there is an option to put your forwarding address. If you need help with this please contact us.


    When I move out what is expected of me and how should I leave the unit?

    Light bulbs are required to be in working order at the time of move-out. If we have to replace any light bulbs there will be a minimum service charge and supplies billed. 

    Do not leave any trash or items or you will be charged.

    Do not try to paint the unit or patch holes, this could cause more charges.

    Do not leave your keys on the counter or in the unit. They must be returned to the office.


    When do I get my deposit back?

    Alabama Law requires we return the deposit back within 60 days of the lease ending date. 

    If a forwarding address is not updated on the tenant portal it will be mailed back to the last known address (the unit) and if a forwardng address with the Post Office is not set up it will come back to us.


    Can I make my own repairs? 

    We reserve the right to make any repairs that we consider necessary but nothing herein shall be construed as requiring us to make any such repairs.


    What is the cleaning fee that was taken out of my deposit?

    Per the lease agreement that was signed: A minimum cleaning fee per bedroom will be deducted from your security deposit at the end of the lease.


    If my lease ends before the end of the month do I have to pay the entire month's rent?

    The final monthly payment will not be pro-rated based on the number of days of that month. The rent amount is calculated based on the lease term.


    Can I leave the furniture for the new tenants coming in?

    All items must be removed upon vacating. No items may be left for any incoming tenants. Any items that Allied Realty & Development, Inc. must remove will be charged to the tenant.


    Do we call to schedule a walk-through after we move out? Is there a move-out Inspection form?

    Because of the large number of units we have turned in one week, we are unable to provide walk-throughs to each individual. If there is no excessive damage or wear and tear the cleaning fee should only be accessed. If you have a question or concern about something please contact us at 205-554-1792. We will provide a detailed explanation of move-out charges within the 60-day time period allowed. 


    I thought I paid Last Months Rent when we first moved in?

    Rarely do we require last month's rent. It is largely confusing that the deposit and first month's rent required at the time of signing the lease are thought of as paying last month's rent. If you feel you have paid last month's rent we will have that charge on your ledger already noted but if you have any questions or concerns please call us. 


    Can I turn off my utilities before I leave?

    The lease requires you to keep utilities on until your lease end date. If you turn them off they will turn on into Allied Realty’s name. If they are turned on into Allied’s name you will be charged for the bills in addition to a $250.00 expense per the lease.
